Concerns Raised by Residents:

Traffic Studies: Current studies fail to account for large motorhomes, boat trailers, and other oversized vehicles that frequently use the road, leading to concerns about inadequate traffic flow analysis. Zoning Context: The land has been zoned for a gas station for decades, but residents argue the population density and property uses have changed significantly since the zoning designation. Buffer Zones: Residents have raised concerns about the type of buffer between the proposed gas station and nearby residential areas. Historical Context: A similar issue arose in Palm City involving an apartment complex near Palm City Elementary School. In that case, the county commission voted to buy the property from the developer to resolve community concerns. However, such government buyouts are unlikely in this case. Alternative Solution: One idea proposed at the LPA is for residents to pool resources and purchase the property themselves, giving them full control over its future use. It's definitely a challenging position for commissioners. They must weigh the interests of the community, which often involve maintaining a certain quality of life or vision for the area, against the rights of property owners to develop and use their land as they see fit within the law. Striking this balance requires thoughtful consideration, open communication, and sometimes difficult compromises to ensure decisions are fair and beneficial in the long term. If you are a concerned resident on either side of this issue, attend the meeting and let the commissioners know your opinion.

Good afternoon, Ms. Gibbs:

Thank you for reaching out to Florida’s Turnpike Enterprise regarding noise abatement near the Florida Club community in Stuart.  I am Daniel Jimenez, communications outreach specialist for the Enterprise.

Under federal regulations and state policy, the Enterprise can only provide noise abatement in association with future roadway widenings. Noise walls are not provided to address existing conditions. The Florida Club community is located approximately 1.15 miles from a proposed new interchange alternative between Florida’s Turnpike and Interstate 95 (I-95/SR 9) in the vicinity of the I-95/SE Bridge Road interchange. Therefore, the Florida Club would be outside of the limits of the future noise study for the Turnpike/I-95 Direct Connect project.

In 2022, the Enterprise conducted a Project Development and Environment (PD&E) study for widening the Turnpike from Jupiter to Ft. Pierce. The PD&E noise study evaluation included the small portion of the Florida Club community (including the golf course) closest to the Turnpike.  The noise study determined that the Florida Club community did not meet federal and state criteria for noise abatement. The distance from the closest home to the Turnpike is over 400 feet away from the nearest travel lane. Therefore, future year (2045) noise levels at the residences in the Florida Club were predicted to be below the noise level that would require consideration of noise abatement.

To better understand this noise analysis process, the Florida Department of Transportation (FDOT) has prepared this brief video, at the link below:

I hope this information is helpful. If you have additional questions, please feel free to reach out to me, and I will gladly assist.
